If a house is listed as pre-foreclosure, is it for sale? - Zillow

Zillow provides data on two kinds of "pre-foreclosures"...
1) 90 day late notice (required to be sent by law, and made public record).? That means 3 mortgage payments missed...? Most of those get "corrected" before it ever gets close to a "foreclosure sale".

2) Auction date set... If not corrected before the auction date (payments caught up....), it is sold at public auction.? Often the lender will buy it back to sell as an REO as no one wants to pay what is still owned...

If you check for "auction" on the search listings, you can check for the auction date, and buy at the auction if you want to learn that process.? Or you can just wait until it is put back on the market as an REO (Real Estate Owned).

One should be aware... Zillow doesn't do any automatic date checking, so if the auction date is already passed, most likely the missed payments issue was already resolved.

Putting in place a workplace violence policy | SafeAtWorkAZ.com

One of the pieces to the puzzle in preventing and reacting to workplace violence is having an effective workplace violence policy.? What should you include?? First, have a ?No Threats, No Violence? policy that is communicated to employees at the time of hire and throughout employment.?The policy should clearly announce the employer?s safe workplace commitment, and set out a code of conduct prohibiting violence, threats or bullying, that applies on and off site during work related activities.?Second, define unacceptable behavior and the consequences.? Third, explain how to report a concern and what happens when you do.?To simplify the elements of an effective policy, I have constructed a list below.

??Affirm the employer?s commitment to a safe workplace;
??Define unacceptable behavior, i.e. prohibit threats of violence, direct and indirect;
??Regulate or prohibit weapons on company property or while doing company business (state laws vary);
??Require prompt reporting of any circumstances that raise a safety concern of violence (including warning signs);
??Allow several avenues of reporting, i.e. human resources, security, Threat Management Team;
??State that an investigation may be conducted, with appropriate confidentiality;
??Stress the employee?s obligation to report signs of workplace violence;
??Explain that retaliation for employees who make a good faith report is prohibited;
??State that discipline may result up to and including termination;
??Ensure all employees acknowledge receipt and understanding of the policy in writing;
??Include domestic violence reporting, or address in a separate policy;
??Communicate that local domestic violence shelters and resources are available;
??Confidentiality ? don?t promise confidentiality but explain that information will be communicated on a need-to-know basis;
??Consider an ethics or whistle blowing hotline, so reports of workplace violence can be provided anonymously;
??Refer to other policies that may apply such as a substance abuse policy, code of conduct, anti-harassment and discrimination policy, computer use policy, privacy policy that refers to the ability of employer to investigate and access e-mail and company property and
??Train your employees on your policy and reporting procedure.? Awareness is key.

Not only is having a policy the responsible thing to do, but it also helps limit legal liability if the unthinkable happens. All employers have a legal obligation to their employees to provide a safe place to work.?Section 5(a)(1) of Occupational Safety and Health Act of 1970 states that the employer must furnish a place of employment that is ?free from recognized hazards that are causing or are likely to cause death or serious physical harm to his employees.??OSHA interprets this to include preventing workplace violence and may impose civil and criminal penalties for violations.?Arizona?s Occupational Safety and Health Act, enforced by the Arizona Department of Occupational Safety and Health (ADOSH), imposes a similar duty on employers.

Fan tired of seeing Alex Rodriguez in the news: Check out SILive.com's 'Sports Comment of the Day' (photos)

Everywhere you turn, New York Yankees star Alex Rodriguez is being talked about.

His alleged connection with Biogenesis, a Florida lab that made performance-enhancing drugs, has made A-Rod a topic of conversation on the morning TV and radio talk shows as well as regular news and sports news programs.

Word on how long MLB will suspend Rodriguez is supposed to come down at any moment, which has added to the intense news coverage on the Yankee.

But one fan, SILive.com user, aschiavo611, has had enough of seeing and hearing about A-Rod in the news and his remarks are Thursday's "Sports Comment of the Day."

Microsoft tries to patent AR glasses for multiplayer gaming

Are Microsoft's 'Fortaleza' AR Glasses alive and well in patent application

Remember those "Fortaleza" AR glasses we saw in a leaked Microsoft document back when the Xbox One was still the Xbox 720? It looks like those might actually be a thing, if a patent application from Redmond is any indication. It touts the idea of "multiplayer gaming with a head-mounted display," claiming the device could receive voice commands, track your eyes, calculate depth and recognize the faces of fellow players. All that would be in the rather narrow service of letting you invite others and accept invitations to a game through strictly visual means, though. That makes it similar to another recent Microsoft patent we saw for augmenting live events with AR, since the emphasis is on a specific usage rather than the eyewear itself. We might even see an application some day for actual gaming on such a device, but meanwhile, check after the break for more images.

Bruce Springsteen's live shows are legendary.

It's a known fact: Some live musicians rock the house more than others. On Wednesday, Rolling Stone magazine published its list of the 50 Best Live Bands, a list compiled with help from a panel of writers, industry figures and artists.

Who topped the list? Meet the new Boss, same as the old Boss. Bruce Springsteen, legendary for three-to-four-hour concerts and memorable audience interaction, was voted No. 1. And the 63-year-old rocker is just getting better, the magazine wrote.

"Springsteen has always brought nearly superhuman levels of energy to his shows, but his current Wrecking Ball tour stands as one of his greatest and most thrilling," the magazine said.

In second place is "Purple Rain" rocker Prince, currently touring small venues with his all-female band. Ticket prices are high, but fans say it's worth every penny. "He's never sounded better, his band 3rd Eye Girl is fire-hot and he's plundering his back catalog with a vengeance," Rolling Stone wrote. "Prince can make the building collapse with any song if he feels like it."

The Rolling Stones, who returned to touring this year after a five-year-break, come in at No. 3. "The recent tour included a superfan dream come to life," Rolling Stone wrote. "Mick Taylor joining the Stones on the blues epic 'Midnight Rambler,' conjuring '72-era magic all over again."

Arcade Fire and Neil Young fill out the top five, with Jay Z, Radiohead, Jack White, Rage Against the Machine and My Morning Jacket completing the top 10.

Eagles Receiver Won?t Get Add?l Punishment From NFL For Using N-Word

PHILADELPHIA (CBSMiami) ? Former Florida Gators wide receiver Riley Cooper will not face additional punishment from the NFL after a tape caught the Philadelphia Eagles wide receiver using a racial slur while at a concert.

The story surrounding Cooper started out with a YouTube video that was picked up by several sports blogs, most notably Deadspin.com. In the video, Cooper said at one point that he ?would jump that fence and fight every n***** here.? Deadspin reported Cooper was upset over being denied backstage access at a Kenny Chesney concert.

The video quickly went viral and within a short time, Cooper issued an apology and revealed that he was fined a ?good amount of money? by the Eagles.

?I am so ashamed and disgusted with myself,? Cooper wrote. ?I want to apologize. I have been offensive?I owe an apology to the fans and to this community. I am so ashamed, but there are no excuses. What I did was wrong and I will accept the consequences.?

However, he will remain on the Eagles roster, at least for the present time because the team needs him to fill the void left when Jeremy Maclin was injured.

The Eagles described themselves as ?shocked and appalled? by Cooper?s comments.

?This sort of behavior or attitude from anyone has no role in a civil society,? Eagles owner Jeffrey Lurie said in a statement Wednesday. ?He has accepted responsibility for his words and his actions. He has been fined for this incident.?

Eagles quarterback Michael Vick said that he has forgiven Cooper for what he said, but Vick?s brother Marcus threatened to put a $1,000 bounty on Cooper?s head if another player laid him out. Marcus Vick made the threat on Twitter, then took his Twitter account offline.
